How it works

001 Site

We conduct a feasibility study on your site, propose a design and secure an agreement with the municipality on an experiment process leading toward a future zoning permit.

002 Experiment

Prior to a local plan, we build and operate a residential project on a temporary permit. The project is made with experimental building designs and housing typologies (see what we are working on right now). We collect data and hand over insights for your final zoning permit.

003 Scale

With data from the experiment phase, we provide input to the zoning permit. When the permit is achieved, we redesign and upgrade the initial project in size, quality and features, incorporating input from the actual experiences of residents. Depending on finance, we help exit the buildings.

004 Exit

Depending on your situation, we can help exit the project. We have a list of buyers, both private and public housing associations, that are potential long-term owners.

Benefits

  • Get started without a local plan. We have changed the Danish zoning law, allowing us to build on your site even though you may not yet have a relevant local plan. We can start with a 10 year permit. Later on we can convert into permanent buildings or move on.

  • Our building designs has some of the lowest co2 in the market. By getting us on your site, you will experience first hand how low carbon buildings can be achieved. We can take the risk and you learn about the new ways of building before a zoning permit.

  • Citizen can become early movers into your area before a zoning permit dictates the future of the area. Their experiences and input become the foundation for the final zoning permit. In this way, citizens can directly help create their city.

  • We can help you earn up to 7.500 kr more per m2 compared to a situation where you are have idle land waiting for the right zoning.

Case study:

CPH Village Vesterbro

In 2020, we built an experimental ~5.000m2 village for 184 residents at a former industrial area in Copenhagen. At the time of completion it was the largest wooden residential project in Copenhagen and achieved a number of results including record low CO2 levels per resident. The Experiment

We setup a data collection system on both the technical building performance and also user experience. On the technical side, we are monitoring how wooden constructions work over time including fireimpregnated wooden facades and woodfiber insulation without vapor barriers. On the user experience side, we are doing correlation and regression analysis to understand what factors impact the percieved experience more.

Data & insights

With the learnings from this project we can start to imagine and make an investment plan for how the residential project can be scaled into a larger project and better with more m2 and increased user satisfaction. See some examples below.
